Wondering what to expect when you choose to build a brand new home with Patterson Homes? Please see below for our step by step process – as you can see, we’ll be with you every step of the way!
Work with our sales representatives to identify your desired community, house plan, and lot. Prepare an offer to present to Patterson Homes. Deposit earnest money with your agent's brokerage or with the title company upon acceptance (earnest money is refundable until the end of the due diligence period).
During the due diligence period, make all structural selections for the home, sign off on pricing, discuss desired plan changes, and agree on a buyer's sign-off version of the plan. You'll also sign off on the site plan for the home.
After concluding the due diligence period, schedule your initial consultation with Patterson's professional design center. Our experienced and licensed design specialists will assist you in choosing from a wide array of selections for your new home. This process will take several weeks as you work with your design center representative to finalize your selections and prices.
Once you sign off on your design center selections, submit your non-refundable construction deposit. Schedule a meeting with your Patterson Homes Superintendent, who will oversee every aspect of building your home according to your specifications and plans.
After your home has been framed and the rough plumbing and HVAC have been installed, meet with your sales agent, superintendent, and electrician for an electrical walkthrough. During this walkthrough, you'll have the opportunity to review the locations of outlets and light switches, add additional interior and exterior lighting, and customize other electrical needs for your home.
Prior to closing on your new home, meet with your sales agent, superintendent, and a representative from Patterson's in-house warranty department for a comprehensive walkthrough of the home. You'll receive detailed instructions about your new home and work together to identify any necessary repairs and touch-ups. Sign off on the walkthrough punch list, which is Patterson's commitment to you.
